I need a license agreement template. I wish it had clauses about exclusive and non-exclusive dealing. Does anyone know where can I find?

I'm also wondering about this - if I'm distributing a game, where does the licence agreement come in? Do I only need it if I charge for the game? Why don't Steam games have a licence agreement?
